Current Tenants Wanting to Sublease
Is there a way to break my lease without subletting? No, you must sublet/transfer your lease to a new tenant. If you share a unit with a roommate and they are willing to assume full responsibility for the rent, you do not have to find a replacement. You still have to pay the $350 lease alteration fee to get your name removed from the lease.
Do I need my roommates' permission to sublease? Yes!!! All parties must agree for a lease to be altered in any way.
How can I advertise my sublease? We recommend utilizing the "NC State Off-Campus Housing" Facebook page to advertise to students. There are many other sublease groups that you can post in as well, but students are typically the easiest type of applicant to approve.
Can Trinity Properties help me advertise my sublease? If you are subletting the entire apartment (Full lease Takeover), then you can pay our office a non-refundable $100 finder's fee to assist you in your search. You are still responsible for rent until a new lease has been signed.
Can Trinity Properties help me find a roommate? No, we do not offer roommate-matching services. Again, we recommend looking at different sublease groups on Facebook to connect with other individuals looking for roommates.
Do subleases have to occur at the beginning of the month? No, however, rent is always due on the first of the month. It is your responsibility to figure out how rent will be split between parties and to have the total paid at the beginning of the month.
