Applicant Qualifications:
-Excellent credit history
-i.e. history of timely payments, no collections, no charged off accounts
-Excellent rental history
-Income equal to 3 times the monthly rent or full time NC State Student status (must provide 2 recent pay stubs)
-Must provide SSN or Visa
- Fill out and submit the "Lease Alteration Application" form below if you plan to be added to an existing lease agreement. This includes lease takeovers, partial lease takeovers, roommate add-ons, and authorized occupant applications. Keep in mind that each prospective tenant over 18 years old is required to submit an application.
- Application fee is $50 per adult. It is non-refundable. We accept PayPal, checks and money orders made out to "Trinity Properties". Payment instructions will be emailed to you after completing the application.

Types of Lease Alterations
PLEASE READ THE DESCRIPTIONS BELOW CAREFULLY AND CHOOSE WHICH TYPE APPLIES TO YOU. NOTE THAT ALL CHANGES MUST BE AGREED UPON BY CURRENT TENANTS.
1. Partial Lease Takeover
Select this option if ONE tenant’s name is being taken off of the lease and replaced by your name for the remainder of the lease. The vacating tenant will be responsible for paying a $350 transfer fee to have their name taken off the lease. The original deposit will remain with the unit and the new applicant will not need to pay any portion of the deposit to the office. The incoming and outgoing tenants can work out a refund process for the deposit amongst themselves if they choose to do so. Please note that there is no formal inspection for partial subleases and incoming tenants will sign an addendum stating that the unit will be taken 'as is'.
2. Full Lease Takeover
Select this option if ALL current tenants will be vacating the unit. The vacating tenants will be responsible for paying the $350 transfer fee to have their names taken off the lease. The new applicant(s) will take over the remainder of the lease. The new applicants will pay a new security deposit and the previous tenants will be refunded for their deposit.
3. Add-on
Select this option if you are being added to the current lease and all current tenants will remain on the lease as well. We allow up to two tenants in a one-bedroom unit, three tenants in a two-bedroom unit, four tenants in a three-bedroom unit, and five tenants in a four-bedroom unit.
4. Authorized Occupant
Only select this option if you are being added to a unit for a very temporary time period. If you are only planning to living in a unit for the summer or for one semester, then an authorized occupancy is your best option. You will not formally be added to the lease in this case.
5. Renewal Add-on
Select this option if you are planning to be added to a renewal lease with current residents or if you are replacing a current resident on a renewal lease. Renewal leases begin either June 1st, July 1st, or August 1st, which is a great way to tell if the lease you are being added to is a renewal.
