Thank you for choosing Trinity Properties for your housing needs!
This guide will help you save money and have a fantastic experience as our tenant. If you have any questions or maintenance needs, feel free to call, email, or stop by our office. 
Our offices are open Monday through Friday, 8am to 5pm.
Our technicians work on maintenance requests between 7:30am and 4:30pm.
Note: We do not perform maintenance after 4:30pm or on the weekends. If you have a concern during this time, please send us an email with your address, unit number, and the request and we will respond the next business day. If your maintenance request is an emergency that jeopardizes your life or the construction of your unit, please call 911.

Rent: When and how to Pay

Rent is due on the 1st of each month. After the 5th, there is a 5% late fee charged. We have three different ways to pay rent.

  1. Drop a check or money order at our offices at any time! If we are not open, you can drop it through the mail slot on our front door. You can also drop by several month's checks at the same time, just make sure to post-date the checks.
  2. Pay online using rentpayment.com. You can find the links to set up your rentpayment.com account through our website under the ‘Current Residents’ tab. RentPayment does charge third party fees on top of rent. It takes 2-3 business days for RentPayment to process the payments. We recommend you pay on the 28th of the previous month to avoid late payments. Payments made through RentPayment on the 4th will not have enough time to process and will be considered late upon arrival.
  3. Most banks offer an online billpay option. Please understand that this is not a direct transfer. With online billpay, your bank will mail us a check every month. We recommend you have the check mailed out on the 20th of the previous month to give the post office time to get the check here.

We cannot accept Venmo, Zelle, or any other sort of transfer payments at this time

Dishwashers: Not all soaps are the same


​If you are washing dishes in the sink, use dish soap.
If you are using the dishwasher, use dishwasher detergent. 

Dishwasher detergent usually now comes in little pods like these:     
​but can also come in liquid form. It will say, generally on the lower left side of the bottle that it is dish detergent. If you are not sure if the soap you want to buy is meant for a dishwasher, ask someone in the store for help.
Never use hand soap, dish soap, or body soap in a dishwasher. If you use the wrong soap, you can break the dishwasher and cause costly damages to the flooring in your kitchen.

Drains: The hazards of fat, oil, and grease

The number one cause of sink clogs is pouring cooking fat, grease, and oil down the drain. It is a common mistake and one that can lead to more costly problems like plumbing backups and sewage spills. Fat, oil, and grease should be disposed of in the trash. 
The best way to throw away these common plumbing hazards is to pour it into a can or glass jar (like an old coffee can or sauce jar). Once it has cooled down, you can throw it away in the trash can. If you close the container and put it into the refrigerator or freezer, you can save it and continue to add new fat, oil, and grease until the can is full!
These substances can also attract roaches, mice, and other pests! You must clean your stove, floors, countertops, and any other part of your kitchen that has food particles any time you cook.

Bathrooms: Bathtubs and Toilets

It is important to maintain a clean bathroom for the entirety of your lease agreement. This will help to eliminate the risk of you having to pay for costly repairs when you move out. Do these two easy things to avoid long-term issues:
  1. Never let the bathroom floor get wet! You must buy a shower curtain liner and put it inside your bathtub. If the liner is outside of the tub, water will flow down the liner and onto the floor. If you don’t have a liner, the water will just spray right onto the floor. Don’t use the shower rod to hang drying clothes. They can drip water onto the floor, and may also cause the curtain rod to fall down.
Water left on the floor will start to rot away the floor and cause serious damage over time. This damage is very costly and time consuming to repair, but is easy to prevent by using a shower curtain properly, and drying the floor immediately if water drips onto it!
  1. Make sure your toilet does not overflow! The best way to prevent your toilet from overflowing is to only put toilet paper into the toilet. Never dispose of paper towels, baby wipes, menstrual products, or any other sort of paper product in the toilet.
Only toilet paper should be flushed down your toilet!

Pests: Roaches, Mice, and other unwanted guests

There is nothing nice about pests in your apartment. At Trinity Properties, we take pest control very seriously. Pest control is a team effort, and you must do your part to stay pest free.
  • Never leave food uncovered! Always keep your food in closed containers. Never leave an open bag of food anywhere in your apartment. This includes bags of dry rice, beans, and flour. 
  • Clean your kitchen every time you use it. There should never be grease, dirty dishes, or food particles left on the counter, kitchen floor, stove, or sink.
  • Wipe up any standing water on the counters or floors of the kitchen and bathroom. If something is leaking, please let us know right away so that we can fix it. Water is one of the substances that attract cockroaches, and any leaks, even small ones, can end up costing you money on your water bill.
If your apartment is on our treatment plan, you will receive an email the Friday before the exterminator plans to come visit your unit. Your kitchen should be clean, and any pets put away when the exterminator comes. 
Here’s what to expect during and after a treatment:
  1. A professional technician will arrive at your apartment for a scheduled treatment on Tuesday. Please keep pets and children away from treated areas for one hour to allow the treated areas to dry completely.
  2. After the treatment, you might see more pests for the next seven days. This is because pests are coming out from their hiding places to get the bait. 
  3. As the pests become sick and die, you might see more dead pests than before. This is a good thing, and means that the treatment is working. The pests are dying and unable to go back to their hiding spots.
After we have treated your apartment, it is imperative that you DO NOT spray any Raid or other chemicals on top of the treatment. This counteracts the treatment our pest control company does and will only cause both treatments to be ineffective.  You may spray Raid directly onto any pests, but DO NOT spray it on a treated area.  
If you feel like you need a pest treatment at a time other than your regularly scheduled quarterly treatment, please contact our office.

A special note regarding bedbugs:
While most pests are annoying and dirty, bedbugs are especially bothersome. They can bite you and they are tough to exterminate. Follow these steps to keep bedbugs from entering your home:
  1. Never buy a used mattress. Besides being a bad idea, it is illegal in North Carolina to sell a used mattress. You never know if you are bringing bedbugs – and lots of other bad unknowns – into your home with the used mattress.
  2. Always wash your bedding in hot water. Bedbugs cannot survive in temperatures above 110 degrees Fahrenheit.
  3. Buy bedbug mattress protectors. You can purchase these at any store that sell beddings and can find them online as well!
  4. Notify us immediately if you see bedbugs in your apartment. Time is critical. Bedbug infestations must be treated immediately so that they do not spread into the walls or into a neighboring unit. 
****The costs of bedbug treatment are the responsibility of the tenant. You must follow all instructions provided by our office. Failure to notify us of a bedbug infestation or failure to follow the instructions of staff during treatment may result in charges of more than $1000 as well as potential eviction.****

Four simple steps to increase safety for you and your possessions

  1. Purchase a renter’s insurance policy through any reputable insurance company. For about $10 a month, your possessions can be covered in case of fire damage, flooding, theft, or accidents. As stated in the lease agreement, Trinity Properties is never liable for damage to your personal belongings.
  2. Make sure your smoke detector works and test your batteries twice a year (generally in April and October). If you hear a smoke alarm sounding from your unit or a neighboring unit, go to a safe location immediately and call 911.
  3. Keep your windows and doors locked at night and when you are away from home. If you have a problem with your doors, windows, or locks, call our office or email right away. Keep valuables, such as bicycles, inside if possible. If you feel you must keep something outside, make sure it is locked up. Make sure to keep your car doors locked as well.
  4. If you see something suspicious, call 911 immediately. It would be better for police, firemen, or ambulance services to investigate and find nothing than for you to hesitate calling them when something really is wrong. Be sure to tell the 911 operator the address where they need to go so that they can help you right away. 
Some of our apartments already have a security alarm installed. If you need help learning how to use or test the alarm, contact our office and a staff member will assist you.
In addition to all of these steps, we have a security company that patrols many of our properties several times a day for additional safety. The lead officer for Securitas is named Vernon Meeks and can be reached at 919-641-4490 with any safety or security concerns. If you are suspicious that there is an active crime happening, please call 911 first.

Caring for your new place: dryer lint, mold, and hardwood floors

​​​You must clean the lint trap in your dryer every time you use it. Not only will this save you money on your electricity bill, but it will also help prevent fires! If you cannot find your dryer’s lint trap, contact the office and someone will come to your apartment to help you! 

​Mold is a fungus that grows when there is a moisture build up in your unit. Always keep your counters, floors, walls and other surfaces dry so that mold cannot grow. If you believe you may have mold in your unit, contact the office immediately so that we can send a technician to clean it up. To help prevent mold, always keep air circulating in your unit by either running your heat/air conditioning system, or by opening windows when the humidity outside is below 50%. If you have a fan in your bathroom, make sure to run it during and after you take a shower or bath to help dispel the moisture in the air.
​Hardwood flooring is beautiful and easy to clean. However, hardwood flooring can be permanently damaged without proper care. Never drag furniture or other sharp or heavy objects across hardwood flooring, as this will scratch it. There are specially designed pads to go under furniture legs to keep them from damaging the flooring. Never let water stand on hardwood floors. If these floors get wet, dry them off as soon as you can. If your hardwood is damaged when you move out, the cost of refinishing or replacing it will be your financial responsibility.

Heat/Air and Electric: Tips to save you time and money

​The U.S. Department of Energy recommends that you use the following settings on your heat and air system to save energy and money:
  1. Always keep the “Fan” setting in the “Auto” position. Do not place it on the “On” position.
  2. In the winter, turn your thermostat to the “heat” position. Never put your heat lower than 55 degrees Fahrenheit, or you risk having your pipes freeze.
  3. In the summer, turn your thermostat to the “cool” position.
You can vary the temperature in your apartment, but the less you adjust the temperature, the more efficiently your AC unit can work. NEVER turn your heat and air system off when you leave your apartment. When you turn it off, and then turn it back on again when you return home, the system must work not only to cool the air, but to cool the apartment’s walls and your furniture to the previous temperature. This creates more work for your heating and air conditioning system, and can take up to 24 hours to actually get your apartment to the desired temperature.

​Special Note Regarding Electricity: You may find a small box in your apartment on the wall that looks like the picture below. This is your electric breaker box. It is a quick way to turn off the electricity in an emergency. If something in your apartment sparks or smokes, and you are concerned about an electrical fire, turn all the breaker switches to “off” and call our offices immediately.
